Roof replacement
A new roof on your Valley house
Tear-off, a checked deck, new underlayment and a clean yard, in tile or in shingle.
A roof is due when it leaks in more than one place, when tiles or shingles crack and curl, or when the deck feels soft. Age alone is not the test; we tell you what we see.
Signs it is time
Leaks in more than one place
Cracked, curled or missing tiles and shingles
Daylight in the attic
A soft or sagging deck

What we put on
Tile, shingle or metal
Clay and concrete tile
Heavy, cooler under the sun and common on Valley stucco homes. We lift and re-lay good tile when the roof under it has failed.
Asphalt shingles
The usual choice for pitched roofs and additions. South Texas heat wears them faster than the label suggests, so we talk through the grade with you.
Metal panels
What many people here call lámina. Good over a porch, a barn or a whole house; we show you the profiles and what each costs to put on.
How the job runs
Day by day
A typical house takes a few days; weather and tile take longer.
- 01
Step 1: Before day one
You sign the written estimate. We order materials, pull the permit if the city requires one, and tell you the start day.
- 02
Step 2: Tear-off and deck check
The old roof comes off. We look at every sheet of decking and replace the bad ones at the price per sheet already in your estimate.
- 03
Step 3: Dry-in and install
Underlayment goes down the same day, then flashing, then tile or shingle. The roof is closed up at the end of each day.
- 04
Step 4: Cleanup and walkthrough
We sweep the yard with a magnet, haul off the old roof and walk the finished roof with you or by photo.
Questions
About replacing a roof
Do I need a permit to replace my roof?
In most Valley cities a re-roof needs one. We tell you at the visit whether yours does, and your written estimate says who pulls it.
Can you put a new roof over the old one?
Sometimes, but we usually advise against it. Texas building code limits a re-cover when there are already two layers or the old roof is wet, and a second layer hides the deck problems we would want to see. We check at the visit and tell you.
What if you find rotten wood after the old roof comes off?
Your estimate states a price for each sheet of replacement decking before we start. A surprise is then a number you already agreed to, and the only thing that can change is how many sheets.
What does the estimate include?
Tear-off and disposal, a deck check, underlayment, flashing, ridge, cleanup, and the warranty terms in writing. The estimate page lists every item and what is priced as an extra.
What would yours cost?
We write it down after a visit. The estimate page shows what goes into the number.
