Estimate and what to expect
What the estimate is, and how it is priced
A visit, a look at the roof, and the options written down for you to keep.
We do not post a price per square foot, because two roofs the same size can cost very different amounts. Here is what decides it, and when you get the number.

How pricing works
How pricing works
What decides the price
Every roof is priced from what is on it and under it, not from a rate per square foot.
The size of the roof in squares, and how steep it is
How many layers come off, and what is under them
The material: tile, shingle or metal
The condition of the wood deck, found after tear-off
Flashing, vents, skylights and chimneys
Ventilation and underlayment
Access: height, driveway, trees
Warranty level and permit
What the estimate includes, and what it doesn't
Your written estimate lists each item, so you can set it beside any other quote.
Included: tear-off and disposal
Included: a deck check, with a price per sheet for any wood replaced
Included: underlayment, flashing, drip edge and ridge
Included: cleanup, and the warranty terms in writing
Extra: rotten rafters or fascia
Extra: chimney masonry and skylight work
Extra: gutters
Extra: upgrades an inspector requires
What happens at the visit
Araceli comes to the house, looks at the roof from the ground, goes up if it is safe, and checks the attic if you let her in. The nine steps are below. If a visit has a fee, we tell you when you book, before anyone comes.
After hours
We are not on call overnight. Messages and WhatsApp left after 5:30 p.m. are answered by 8 the next business morning. If water is coming in and you can't wait, leave your address and say so. The first crew that is free puts a tarp on, and a tarp visit at night or on a Sunday is billed at an overtime rate that we tell you before the crew leaves.
When you get the number
Before any work starts, in writing, as one price for the work listed. If we find rotten decking, the price per sheet is already in the estimate, so the only thing that can change is how many sheets.
The visit
Nine steps, from your call to the follow-up
- 01
Step 1: You call, text or WhatsApp
Tell us the address, the roof type if you know it, and whether water is coming in. Photos from the ground help.
- 02
Step 2: We confirm a time
Natalia calls the day before, so you know when we are coming.
- 03
Step 3: A look from the ground
Araceli walks the yard and the roof edges and checks the gutters.
- 04
Step 4: On the roof
She goes up in a harness and rope when it is safe. On steep roofs and on tile, which cracks underfoot, we send a drone instead.
- 05
Step 5: The attic
If you let us in, we look from inside for daylight, stains and wet insulation.
- 06
Step 6: Measuring
We measure the roof in squares and count the vents, pipes and valleys.
- 07
Step 7: Photos, on the spot
We show you the photos on the phone and explain what is a repair and what is a replacement.
- 08
Step 8: Options in writing
You get what we would do, what could wait, and what each choice includes, in writing.
- 09
Step 9: One follow-up call
We call once, a few days later, to answer questions. No pressure.
Questions
About the estimate
What does the estimate include?
Tear-off and disposal, a deck check, underlayment, flashing, ridge, cleanup, and the warranty terms in writing. The estimate page lists every item and what is priced as an extra.
What if you find rotten wood after the old roof comes off?
Your estimate states a price for each sheet of replacement decking before we start. A surprise is then a number you already agreed to, and the only thing that can change is how many sheets.
Do I need to be home for the visit?
Not for the roof. We call before we arrive and look at it from the yard and the ladder. We only need you if you want the attic checked from inside.
Can I cancel after I sign?
If you sign at home, you may have three business days to cancel. Your contract says how and where to send the notice.
